Caribbean Resort & Villas Policies

Reservation Policy

  • An advance deposit is required upon booking; the deposit consists of one night’s room and tax or $100.00 per person for golf packages.
  • Rates are subject to city marketing and resort fees and 13% tax; tax rates may change without notice.
  • Resort rates apply to two adults and two children, and two adults and 4 children in suites. Villa rates apply to four adults in a two bedroom or four adults and two children under 18 in a three bedroom unit.
  • Add $10.00 per night for each additional person. Rate includes a $6.00 per day resort fee and a $1.00 City Marketing Fee.
  • Reservations are not final until property acceptance via email.
  • The balance of charges is due upon arrival.


Check-in Policy

  • Check-in time is 3 pm; Check-out time is 11 am.
  • A valid photo I.D., as well as the credit card used to pay your deposit, will be required at check-in
  • Minimum check-in age is 21 or older unless accompanied by an adult
  • A $100.00 security deposit is required at check-in on all cash payments, third party website bookings, and reservations where balances are paid entirely prior to arrival.
  • $100 cash security deposit will change to a check to be issued for the refund. The refund check will be mailed out within 7 business days.  No cash refunds will be done at the front desk upon departure.
  • Once registered, there are no refunds for late cancelations, early departure, or not arriving at check-in on your scheduled arrival date.
  • This property is Smoke-Free. Guests may smoke on the outdoor balcony only. A $300.00 cleaning fee will apply if smoking occurs within a guest room.
  • Any card used for any payment must be present at check in with a matching ID or we will not be able to accept the payment. The first-night deposit and any additional payments wanting to be made, need to be made 30 days prior to arrival or the payment has to be made at check-in.
  • City ordinance requires that the individual paying for the room must be present during the stay.  As such, if deposits are paid by credit card, said credit card must be presented at the time of check-in by the cardholder bearing also a photo ID whose name matches that on the credit card as well as the reservation.   Otherwise, the deposit will be refunded to the original credit card charged and the guest must pay for the entire stay at the time of check-in.


Cancellation Policy

  • If you cancel 14 days or more before your arrival date you will receive a full refund. If you cancel within 14 days of your arrival date you will forfeit the deposit; failure to show or cancellation within two weeks of arrival constitutes forfeiture.


Parking Policy

  • Parking passes are required for onsite parking and will be issued at check-in.
  • One parking pass is issued for 1 bedroom condos and smaller.
  • Two parking passes are issued for 2 bedroom condos and larger.
  • For multiple or oversized vehicles, please contact the resort prior to arrival.



  • No charge for cribs.
  • We are not responsible for money, jewelry or other valuables lost or stolen on property. Safes are supplied in all rooms for the guests’ security.
  • We reserve the right to require a minimum number of nights stay in any unit at any time of the year.
  • Reservations must be in US Funds. Reservations are not transferable.
  • Rates are subject to change.
  • Your Health and Safety is of utmost importance, therefore, if the “Do Not Disturb” sign remains on your door for an extended period- of- time and we are unable to contact you, we may knock on your door and if no answer, enter your room to determine your well-being. Please understand it is not our intention to disturb guests during their vacation, however, we reserve the right to enter rooms to check on the safety and security of our guests and property as well as to perform maintenance and repairs.
  • Discounts are applied when reservations are made. No additional discounts apply.
  • No pets allowed.
